Development Application<\/h4>\n

Once the conceptional plans are agreed to, Royton Group and the architect can prepare the drawings and documents for lodging the Development Application (or Complying Development Application) with your local Council. Usually, there is a period of time to wait after lodging so the Council can seek neighbours’ reviews of your plans and check your plan’s compliance with the Local Environmental Plan.<\/p>\n\r\n\t\t<\/div>\r\n\t<\/div>\r\n\r\n\t

Engage an Engineering Consultant<\/h4>\n

Upon approval of the Development or Complying Application, speak with us to help engage an Engineering consultant to design any structural or civil areas of your project.<\/p>\n\r\n\t\t<\/div>\r\n\t<\/div>\r\n<\/div><\/div><\/div>

Preparation of Construction Contract<\/h4>\n

Once the engineering and finishes schedule is done, we can now price your project based on the information from the Council, Architect, Engineer and Colour and Interior Designer. This will usually take us 2-3 weeks and will be provided in a detailed written quotation, setting out all conditions and assumptions made in the quoting process.<\/p>\n\r\n\t\t<\/div>\r\n\t<\/div>\r\n\r\n\t

Construction Certification<\/h4>\n

Now that you\u2019ve locked in Royton Group, it’s time to go back to Council and get your Construction Certificate (CC). No work can commence without the CC. The CC confirms the building plans are compliant with the Building Code of Australia and meet the conditions of the Development or Complying application previously approved.<\/p>\n\r\n\t\t<\/div>\r\n\t<\/div>\r\n<\/div><\/div><\/div>

Construction<\/h4>\n

Please do not be offended should we not allow you access to the site during construction. A construction site can be a very dangerous location and correct training, induction and personal protective equipment are needed to enter the site. Royton Group is totally responsible for keeping the site safe and everyone entering the site. As such should you wish to visit your project for a review of work progress, always make time to meet with our site supervisor and ask for any specific clothing or access requirements.<\/p>\n\r\n\t\t<\/div>\r\n\t<\/div>\r\n\r\n\t

Handover<\/h4>\n

Before completion and handover, we will have a thorough and independent inspection to ensure that we identify any final touches needed. When the final inspection is done, we will walk you through your new home. If you have no more concerns to address, then you\u2019re ready to move in. Meanwhile, the occupation certificate will be issued from PCA or council. And not done yet, as our valued client, we will ensure you a warranty if you have found other house issues.<\/p>\n\r\n\t\t<\/div>\r\n\t<\/div>\r\n<\/div><\/div><\/div><\/div><\/div><\/div><\/div><\/div><\/div><\/section>
